TENANT SOLUTIONS






I just spent three days last week in the beautiful state of New Jersey learning about a tenant solution package that blew me away. Wanna know what's gonna change the way we do business where tenant build out and FF&E packages are concerned?
MAiSpace, which stands for Modular Architectural Interior Space, is not your typical "me too" product, so don't yawn and roll your eyes, because it's not just furniture. MAiSpace has been around since the nineties and owner Mark Bassil has spent the past eighteen months or so , like many of us, working to deconstruct, reconstruct, and redefine the way we do business in the commercial real estate market.
Take me at face value when I tell you the product has great styling and is quality built. So here's the dealio. The scope of services included in the interior TI solution are as follows; 1) Architectural and Design Services, 2) Test Fit, 3) Stackable Glass Walls, 4) Butt Glass Walls, 5) Modular Cabling with CAT 5 and 6 with 7 on the way, 6) More power delivery than the owner's building can probably handle, 7) Eighteen panel styles and every one a winner, 8) Walls that stack to fourteen feet, 9) Barn Doors with practically invisible hardware and that slide like melted butter on a hot day in Mississippi, 10) A Lifetime warranty on all parts, 11) They have a non obsolescence guarantee, meaning that all components will be available today and in ten years, 12) Full Systems Furniture, desks, files storage, over heads, ergonomic seating, glass walls, wood doors, glass doors, 13) modular cabling and, guarantee on cabling by third party who performs the tie backs, 14) depreciation of furniture and walls at expedited schedule of approximately seven years, as opposed to thirty something, 15) Carpet Tile, 15) Greenguard, and more, AND ALL FOR $12.00 TO $20.00 PER SQAURE FOOT! INSTALLED!

Let's say your TI build out allowance is 50.00 per SF. Based on approximately 2000 SF and up, MAiSpace can provide all the services and products noted above. At the very high end, all in, for $20.00. Do the math, that leaves $30.00 per SF for HVAC, Grid, Lights, Ceiling Tiles, Fire Sprinkler, and Bathroom. And the tenant gets an office full of nice quality modular furniture. MAiSpace also offers 36 months lease at 0% interest. Pretty good terms.

What a win win scenario. The tenant gets a gorgeous office including furniture that they otherwise would not have been able to afford, the landlord finally gets a tenant, the owner increases the revenue stream, and the bank is happy. Some landlords are buying this product and scope of services simply to help lease their space. And it's working. MAispace has some very creative solutions for this scenario too.
