It amazes me how commercial clients choose carpet based on how it looks. If one has not done the research or chosen the knowledgeable consultant, then one is certainly setting oneself up for failure. At least failure of the product.

I have been a commercial flooring consultant for over thirty years, a sad fact, I know. However, once you get fiber in the blood, it's hard to shake it.

There are two types of Nylon fibers in production today, with slight variations on both. The first and best, in my humble opinion, is Type 6,6. The second is a Type 6There are a couple of fiber manufacturers in the United States, and several carpet mills that produce their own fiber.

So here's the deal. You better know who makes the fiber, what the modified ratio is, what the cross section looks like, along with the color, pattern, construction, backing, installation method and understand what the results of that knowledge can present and how those features and benefits will impact your wallet.

It's confusing and costly if the wrong flooring product is specified.

Guess where I am tonight? The Mondrian in Old Town. What an incredibly cool place. The design is way out wanky and very creative. I am attending the Arizona Women Networking function. We meet bimonthly.

This group of women is not your typical group of female net workers. We are a diverse group of professionals focused on creating social networking opportunities for women involved in business. I just spent three days last week in the beautiful state of New Jersey learning about a tenant solution package that blew me away. Wanna know what's gonna change the way we do business where tenant build out and FF&E packages are concerned?

MAiSpace, which stands for Modular Architectural Interior Space, is not your typical "me too" product, so don't yawn and roll your eyes, because it's not just furniture. MAiSpace has been around since the nineties and owner Mark Bassil has spent the past eighteen months or so , like many of us, working to deconstruct, reconstruct, and redefine the way we do business in the commercial real estate market.

INSTALLED!

Let's say your TI build out allowance is 50.00 per SF. Based on approximately 2000 SF and up, MAiSpace can provide all the services and products noted above. At the very high end, all in, for $20.00. Do the math, that leaves $30.00 per SF for HVAC, Grid, Lights, Ceiling Tiles, Fire Sprinkler, and Bathroom. And the tenant gets an office full of nice quality modular furniture. MAiSpace also offers 36 months lease at 0% interest. Pretty good terms.

What a win win scenario. The tenant gets a gorgeous office including furniture that they otherwise would not have been able to afford, the landlord finally gets a tenant, the owner increases the revenue stream, and the bank is happy. Some landlords are buying this product and scope of services simply to help lease their space. And it's working. MAispace has some very creative solutions for this scenario too.

ALWAYS ABOUT THE CLIENT

I recently was awarded a small pharmacy project, only 1,200 sf, with a scope including architectural, MPE, and interior design. Julie Johnson with GPE and Veronica Davis with SAB were kind enough to invite me to the party, both members of the Healthcare Chicks.

I chose to partner with Karen Shakman, principal of Iconic Architecture and Design. I have known and worked with Karen for several years. We share the same philosophy about customer service, and that is "it's always about the client".

The owner of the small business is from South Africa, a delightful lady. The general contractor is Hispanic, Karen is from Brazil, and I am from the south. Accents abound, cultures collide and the fun begins.

In any case, Karen and I understand the challenges of running a small business. Therefore we are always in tune with the needs of our clients. Karen has been proactive in providing connections for pharmacy equipment providers, and I have quizzed the client on move management, FF&E, logo design, SEO, and other marketing information and advice.

You see, we are not only concerned with our scope, but a holistic approach to the business of the business we have been hired to help create. Most of our clients are unfamiliar with the process of construction, design and architecture, not to mention the hundreds of other details required to open a business. Therefore we try and do our best to head off any problems from the start. To alert the client of any services they may have not thought about or might be lacking. While we are not compensated for our proactiveness and or referrals overtly, we have the satisfaction of knowing our client has been well cared for and that their success is better assured because of our knowledge and willingness to share. Gia Heller began her career in the Phoenix Real Estate market working
with CB Richard Ellis and Staubach for over six years. She is a
seasoned real estate professional with the ability to sniff out the
best scenarios for her clients.

After being chosen as the twenty first finalist out of one million
people for the Apprentice season number three, she decided there was
nothing in this world she could not conquer and therefore made the
leap of faith to follow her dream and live and sell luxury properties
in Mexico. Her career in Mexico skyrocketed resulting in her status as
top producer three years running with companies such as Century 21 and
Sonoran Resorts. She saw the coming market correction months before it

she volunteers at the Hacienda Hospital rocking babies and she is a
Key Club member of The Valley of the Sun Kiwanis Club acting as a
liaison to high school students. As if that is not quite enough
responsibility, she recently formed and is president of Arizona Women
Networking, and has a full time job as a successful office real estate
agent.

Her latest body of work includes renegotiating and negotiating 6 months of
free rent for Dr. Karen Jacobson, the purchase of an office condo for another client, presently
in escrow and scheduled to close October 30, 2009. With her
negotiating skills and knowledge of the office condo real estate
market in Phoenix, Gia was able to capture a savings of $75,000.00 on
the purchase price of the property.

She also has the listing for the NAFTA Corporate Center valued at 1.6
million, a 10,000 sf facility located at 12th Street and Camelback.
This is just the tip of the projects she is working on presently, and
several leasing deals under contract in the Phoenix area.

Gia calls herself a marathon runner. Statistics say it takes at least
eighteen months to build a solid pipeline of work. As of today she is
ahead of her target. Knowing the average lease expires one in every
four years, her time is well spent keeping in touch with the potential
clients she has in her data base and adding and connecting with new
people for new opportunities daily.

ARIZONA WOMEN NETWORKING

My lucky nite. I am sitting at Cafe Carumba in Scottsdale with twenty five talkative women and somehow just volunteered to act as secretary in the group. My mother would turn over in her grave.

It's a great group of professional women. We have physicians, vendors, realtors, insurance folks and attorneys, and growing. Our mission asside from helping women to succeed is to use all social networking products avaialble to increase our visibility on the web.

People who believe that these networking sites are not important will be left behind in the world of business. It is important to stay current with the changes in technology. It is the future. HA!

REVOLVING DOOR

My office this week has been inundated with new folks. I've never met so many new people in such a short amount of time. I am curious, is it me...or my wine. I guess I'll know soon, when the wine runs out.

I have the good fortune to have work in this depressed market. And I must say good work too. I have a potential for a surgicenter remodel, an assisted living gig, and a supportive care facility and a hand clinic. In addition the surgicenters I've been working on in Houston, Vegas, and Austin are getting off the ground, so to speak.

Some of my time this week has been spent mentoring several young designers fresh out of school trying to navigate the world in which we find ourselves today. It's not pretty. Help lift a young person up to success.

A new week and another new adventure in the world of interior design, architecture, marketing, networking and medical development. I believe business is definitely picking up. I have lots of meetings with physicians this week to discuss future office space and plans for their business growth.

If you are not aware, the government, bless their little hearts, has offered many significant tax breaks for the purchase of medical equipment, furniture, construction costs, etc. for the year 2009.

ACTION IN THE PHOENIX MARKET

In the past couple of weeks, my phone has started ringing again with folks wanting help with various projects. I am quite heartened by the increase in interest in my services and the architectural/interior design/space planning industries in general.

I am currently working on an aquatic center, a transitional living facility, a supported living facility and several physical rehabilitation locations, as well as a hand clinic and surgicenter, both in the Phoenix area and across the country. Fees are still depressed, however I hope we are on the verge of putting this past year behind us and moving forward swiftly with success for all.

We must all keep FAITH and help one another. We must create our own economy.
